Southern Sofia's neighborhoods remain among the most dynamic parts of the capital's property market in 2026, and Malinova Dolina stands out as one of the most active among them. The district attracts both owner-occupier buyers and investors, and new construction there continues at a fast pace. In this article we look at what makes Malinova Dolina so sought-after, what current property prices look like, and who the area is best suited for.
Malinova Dolina is among the five Sofia districts with the highest concentration of residential construction currently underway - together with Vitosha, Ovcha Kupel, Manastirski Livadi and Krastova Vada, they account for around 35% of all apartments under construction offered in the capital, according to an analysis by consultancy Colliers from July 2026. Separately, according to real estate agency New Estates, Malinova Dolina was the district with the highest volume of completed transactions in Sofia during the first half of 2026. Two independent companies reach a similar conclusion - the area is currently among the most active on the market.
According to Colliers, the average offer price for an apartment under construction in Sofia is €2,070 per square metre excluding VAT as of July 2026, with an average unit size of around 106 square metres. Most units are sold at shell-and-plaster stage, with finishing work requiring an additional roughly €500 per square metre.
Specifically for Malinova Dolina, according to New Estates, the average price on completed transactions rose by around 8.6% during the first half of 2026 - from about €2,000 to about €2,200 per square metre. For comparison, according to the same analysis, prices in the neighbouring districts of Manastirski Livadi and Krastova Vada reach around €3,300 per square metre and between €3,000 and €3,200 per square metre respectively, while Lozenets recorded a decline of around 5%. Malinova Dolina therefore remains a relatively more affordable alternative compared with these pricier neighbouring areas, which explains part of the strong buyer interest in it.
Malinova Dolina does not have its own metro station, but it is connected to public transport via bus lines to the "Business Park" metro station, and Sofia Municipality has been expanding the bus network in the area with new lines in recent years. Its proximity to the Ring Road and to Business Park Sofia makes the district convenient for people working in the office zones in the southern part of the capital.
According to Global Property Guide, the average gross rental yield in Sofia is around 3.3–3.75% in 2026 - a moderate but stable figure, better suited to investors relying on long-term appreciation of the property's value than on quick returns from rent alone. The combination of relatively lower prices compared with neighbouring districts, active new construction, and proximity to business zones makes Malinova Dolina particularly suitable for young families and professionals looking for a new home at a reasonable price, as well as for investors with a longer-term horizon.
New Estates' market research for the first half of 2026 also shows that buyers at the Act 14 stage increasingly finance their purchase with a mortgage - around 70% of transactions at that stage - while the average number of viewings before a decision is 6–7. This points to a more cautious and informed buyer, who carefully compares locations such as Malinova Dolina before settling on a specific property.
